5C AI Turns a Phoenix Warehouse Into The Next Layer of Arizona’s Compute Economy

Arizona’s artificial-intelligence economy is increasingly becoming a physical-infrastructure story.

AI infrastructure company 5C AI has acquired a 113,414-square-foot vacant warehouse in Phoenix for $22.7 million and plans to convert the property into a data center, according to Phoenix Business Journal reporting published Sept. 11.

The transaction matters because it represents a different kind of data-center development than the massive greenfield campuses that have dominated headlines across the Valley. Rather than starting with hundreds of acres of undeveloped land, 5C is adapting an existing industrial building for high-performance computing.

The project required a waiver from Phoenix officials to move forward under specific safety requirements, illustrating another reality of the AI infrastructure boom: local zoning, electrical capacity, cooling systems and community standards increasingly shape where compute can actually be deployed.

5C already operates at the intersection of data-center engineering and GPU infrastructure. The company has previously described its work building and retrofitting data centers and deploying large-scale high-performance AI clusters for customers.

For Arizona, the broader signal is important. The state’s technology ecosystem is no longer only attracting semiconductor manufacturing and traditional cloud infrastructure. It is also becoming part of the emerging physical stack required to run modern AI systems.

Building the Silicon Oasis will require more than software companies. It will require power, fiber, cooling, real estate and specialized operators capable of turning those inputs into usable compute.

5C’s Phoenix project is another piece of that infrastructure taking shape.
